The following are the frequently asked questions we most often receive from realtors and prospective purchasers with typical responses.
Important Notice to Prospective Purchasers and Realtors. If you are considering purchasing a home within Amberly Woods, please be sure to contact us prior to closing to ascertain if dues or fees are owed on the property you are considering. This is very important because dues, including any arrearages, are automatic liens against the property (whether filed with County or not), not merely obligations of the prior owner by also apply against a subsequent purchaser pursuant to our Bylaws and Michigan law. To ascertain dues status of a particular property, please send a request to amberlywoods@outlook.com stating the Amberly Woods lot number and/or address for the property which you are inquiring along with your own name and contact information.
MANDATORY: Realtors please keep in mind that the new homeowners MUST receive and sign off on the Amberly Woods bylaws upon closing.
How many home sites are there and are any owned by the developer?
There are 66 home sites in Amberly Woods. All are privately owned. The subdivision developer does not own any lots. At this time, all lots have been established with single-family homes.
How much are dues?
Dues are $625 per year for each lot. Dues are billed biannually. Dues must be paid in full by March 1 and October 1 or a penalty will be applied.
Do dues cover trash pick-up, yard maintenance or driveway snow plowing?
Dues include trash pick-up. Amberly Woods is currently contracted with Advanced Disposal. Homeowners who are interested in recycling and yard waste services have the option to contact Advanced Disposal directly to set-up additional services. The association does not maintain homeowners private property (grass mowing, snow plowing, etc).
What common areas and common elements are there?
There are several "open spaces" unimproved common areas maintained (grass mowing and tree trimming, etc) by the Association. See map of common areas.
Are there Bylaws or Architectural Rules?
YES. The documents are posted on our website and can be downloaded. All improvements to existing homes, including landscaping, must comply with these regulations, which includes pre-approval from the Board of Directors.
Are fences allowed, swimming pools, boat storage, motor home storage, etc?
These are all covered in the Bylaws and Architectural Rules (see Bylaws section), but in general, Amberly Woods promotes open spaces, aesthetic beauty and improvements integrated into the natural environment. In-ground pools are permitted (subject to application review and approval); above ground pools are not permitted. Fences are permitted, but must comply with the architectural rules. Outdoor storage of boats, motor homes, and trailers are not permitted.
Do you have any pet restrictions?
YES. Per the bylaws (Article VI, Section 9) Without the prior written consent of the Board of Directors, no animal or pet other than a maximum of: (i) two dogs and one cat; (ii) two cats and one dog shall be kept in the condominium by any Co-owner. No exotic, savage or dangerous animals allowed.
What is the Governing Body?
Amberly Woods has a five member Board of Directors. Each member has a two-year or three-year term. Elections occur at annual Association Meetings. Any co-owner can be a Board member. The Board has meetings on ad hoc or as needed basis, typically once a month, and will meet at any co-owners's request for a specific topic.
Are there any Committees?
YES. There is currently a beautification and architectural committee. Committee participation is open to all co-owners (and household members) and is encouraged. Volunteerism is equally encouraged. There are also several social activities organized by co-owners.
Does Amberly Woods have any employees?
NO. The Association contracts out professional services (landscaping, snow plowing, accounting, legal, bookkeeping, construction, etc)
